Question 1

What happens after signing the rental agreement?

Accepted Answer

After the rental agreement has been signed, you will receive a confirmation email from us with your copy of the contract. The rental agreement contains the contact details of your landlord/-lady as well as their bank account details. Now you transfer the first month's rent and the security deposit to your landlord/-lady as agreed in the rental agreement. Question 2

Who do I get the keys from?

Accepted Answer

As soon as the rental agreement has been signed and your booking is confirmed, you will receive the landlord’s/-ladie’s contact details. You can arrange the pick-up of the keys directly with them. You also can now directly ask the landlord/-lady any questions you may have.

Question 3

What should I consider when moving in?

Accepted Answer

When moving in, make sure to check the condition of the apartment, document any damages in a handover protocol, and sign it together with the landlord when you get the keys. We recommend taking photos of the furniture and electrical appliances, and send them to each other with the landlord to record the date the pictures were taken.     Based on the handover protocol you'll sign when you move in, you and the landlord can check if any damages have occurred during your tenancy. The damages that are identified can then be deducted from the security deposit.   Download our template for the handover protocol here.

Question 4

What should I consider before moving out?

Accepted Answer

When you move out of your Wunderflat, it should be tidy, swept and aired out. It should be handed over to your landlord/-lady free of private belongings and rubbish.     With the help of the  handover protocol which you signed when moving in, the landlord/-lady will check whether any damage has occurred during your rental period. If there is damage to the apartment, it will be documented and usually offset against the security deposit.    Download our template for the handover protocol here.

How can I contact the landlord?

If you have any questions about your booking, you can contact Wunderflats. We will provide you with all the information about the apartment, including its availability and facilities. Have you already moved into a Wunderflat?   Then you can also contact your landlord directly. You have received their contact details with the rental agreement.

Question 6

What happens if the apartment does not correspond to the photos and details in the listing?

Accepted Answer

At Wunderflats, your safety and comfort are our top priorities. If something isn’t right when you move in, we’re here to help.  If you booked an apartment where Wunderflats collects the first month’s rent, please check out this Help Center article.     For all other bookings, please contact your landlord directly to report any issues. The landlord is responsible for resolving smaller matters such as cleanliness, missing items, or minor discrepancies in the apartment. Question 7

Can I terminate the booking before it expires?

Accepted Answer

For fixed-term rental agreements, early termination is generally not possible.  You can only end the contract early in exceptional cases, such as:   You do not receive access to the apartment,  Access is delayed beyond the move-in date, or  There is a serious health or safety issue in the apartment.    If your plans change and you wish to move out earlier, you can reach out to your landlord to discuss an early termination. In many cases, landlords are open to ending the contract once a suitable follow-up tenant is found. Our Support Team is happy to help with the communication   Your landlord rents out the apartment commercially?  As a private tenant, you may have a 14-day right of withdrawal when renting from a commercial landlord.  This right applies if you signed the contract online and did not view the apartment in person before signing.  If applicable, the corresponding withdrawal clause will be included in your rental agreement.   Please note: This information is for general guidance only and does not constitute legal advice. Question 8

Do I get a confirmation of residence (Wohnungsgeberbestätigung) or any other documents for my Wunderflat?

Accepted Answer

Yes, your landlord is usually obliged to issue you a confirmation of residence (Wohnungsgeberbestätigung) for the registration (Anmeldung) with the authorities. Question 9

Do I need liability insurance?

Accepted Answer

Liability insurance is not obligatory for you as a tenant. However, we recommend that you take out liability insurance to be covered in the event of damage.     Liability insurance is one of the most important voluntary insurances in Germany. For example, if you accidentally damage the property of another person, without the insurance you are liable for the damage with your private assets.     Liability insurance can also be concluded cost-effectively on a monthly basis.
